Stand out from the competition

This month I feel it is important to write about changes in the current real estate market and then what you will need to do to sell your property in current market.

Even though there have been reports throughout the country that things are looking up and real estate prices are increasing, it is a different story for Cairns.

Cairn’s is still experiencing a flat market and now with another interest rate increase and further job losses within the region, this is definitely affecting market, and making it more difficult for owners to achieve a sale.

I suppose there is no point complaining and blaming the market, as we cannot change that, but there are important things you can do to maximise the saleability of your property and attain the highest price.

You may think that spending money on marketing your home is an unnecessary cost but I can assure you it’s a benefiting contribution to the potential profit on the sale of your property. Sellers have become a lot savvier and more open minded about marketing their property, and can appreciate the benefits of a successful and innovative marketing campaign.

Even though there are reports that internet advertising is more successful when selling your property than paper advertising, buyers still go to the local paper to find a property to buy, so you really need to make your property stand out from the rest!

We have recently decided as a real estate company to up-size our local paper advertising to gain extra exposure for our clients, to make their property stand out with clear photos and precise information, drawing the buyer’s eye easily to the advertisement.

The results from the up-sized advertisements have been amazing and definitely generate more enquiries at open homes and general contact with the agent.

We will not deny that there is still a lot more to selling a property and achieving a fantastic price.  You should also consider staging, photo signboards and definitely professional photography.

In the end whatever you do, make sure you do something – as the saying goes “you can catch more fish with a net than a single hook”.
